Your build, your way

Two ways to build your Hill Country home.

You can start from a JLP Inspiration floor plan or design a fully custom home. Both paths are build-on-your-lot.

Choose a JLP Inspiration Floor Plan

Our JLP Inspiration floor plans are the designs we've refined build after build: layouts that simply live well. Open kitchens that flow into the family room, generous primary suites tucked away for privacy, and covered porches made for Hill Country evenings. You still make the home yours: pick your finishes, fixtures, and colors in our Design Center, and set it on your lot exactly where the light and the views are best. It's the smart way to get a genuinely custom feel without starting from a blank page, and it keeps your timeline and budget refreshingly predictable.

Design a Fully Custom Home

If you can picture it, we'll help you build it. Going fully custom means we start with your ideas (the room you've always wanted, the way you actually live, the way your land sits) and design a home around them. You'll work directly with our team through every decision, from the footprint to the last cabinet pull. We keep you close to the numbers the whole way, so 'custom' never turns into 'over budget.' It's the most personal thing we do, and honestly, it's our favorite: a one-of-a-kind home that could only belong to you.

Affordable luxury

Luxury that is included, not sold as an upgrade.

"Affordable luxury" isn't a slogan we hang on the wall. It's how we spec every home. The finishes that other builders quietly move to the upgrade sheet are simply part of a JLP home. We buy well, build efficiently, and pass the difference on to you, so the home you tour is the home you get to keep.

Designer kitchens

Custom cabinetry, natural-stone surfaces, and a layout built for real gatherings.

Spa-inspired primary baths

Soaking tubs, oversized showers, and finishes that feel like a retreat.

Warm, durable flooring

Rich, wide-plank flooring chosen to wear beautifully for years.

Covered outdoor living

Porches and patios made for Hill Country sunsets and easy entertaining.

Thoughtful, efficient construction

Homes built to be comfortable and sensible to live in season after season.

Finishes chosen with you

Guided selections in our Design Center so the details reflect your taste.

Built right, verified

Every JLP home earns the Certified Complete seal.

Before we hand you the keys, your home moves through our 17-Point Inspection Process: a consistent set of checks our team walks at every critical stage, from foundation and framing to mechanicals, finishes, and the final walk-through. It's the same disciplined process on every build, whether it's an Inspiration plan or a fully custom home. Only when each point is signed off does your home earn the JLP Certified Complete seal.

Foundation & framing

Structure checked before it's covered.

Dry-in & weather barrier

Sealed against Hill Country weather.

Mechanical, electrical & plumbing

Systems verified behind the walls.

Certified Complete

Signed off, point by point.

The 17-Point Inspection is our internal quality process: a disciplined set of checks we complete before closing. It describes how we build, not a promise about future home value.

Prefer move-in ready?

Move-in-ready homes, already underway.

Not everyone wants to wait for a build, and that's completely fine. Alongside our Build On Your Lot program, we keep a select group of move-in-ready inventory homes available across the Hill Country, finished to the same JLP quality. It's the fastest way into a JLP home when your timeline is short.

Common questions

Questions, answered honestly.

Owning a lot is not required to start. It means we build your home on land you own (or land you're about to buy) rather than in a fixed subdivision. You bring the lot (or we can help you think through one), and we build your JLP home right on it. It's the heart of what we do, and it's how most of our families start. If you'd rather not wait, we also keep a small selection of move-in-ready inventory homes.

Both get you a home that feels like yours. It's really about where you'd like to start. An Inspiration floor plan begins from a proven JLP design you personalize with your finishes and lot placement, which keeps your timeline and budget predictable. Fully custom starts from a blank page and your ideas. When we meet, we'll walk through both honestly and point you toward whichever fits your vision and your budget best.

The 17-Point Inspection is our internal quality process: a consistent set of checks our team completes at each critical stage of the build, from foundation and framing through mechanicals, finishes, and the final walk-through. When every point is signed off, your home earns our JLP Certified Complete seal. It describes how carefully we build; it isn't a promise about a home's future value.

We build across the Texas Hill Country along the Highway 281 and 290 corridor, including Comal, Blanco, Bexar (North San Antonio), Burnet (Marble Falls), Hays (West Austin), Guadalupe, and Kendall (Boerne) counties, plus Fredericksburg and the Horseshoe Bay area. If you're not sure your lot is in our area, just reach out and we'll let you know.

A relaxed, no-pressure conversation. We'll talk through your lot, your budget, and your must-haves, walk you through the Inspiration-plan and fully-custom paths, and answer every question you have. You'll leave with a clear sense of what's possible and what it takes to get there. There's no obligation, just a genuine, straightforward starting point.

Most of our Build On Your Lot homes start around $600,000 and move up from there depending on size, finishes, and your land. Our move-in-ready inventory homes currently range from $957,900 to $1,295,000. Share your budget on the form and we'll give you an honest read on what it can build, and how to make the most of it.
